What Is Needed To Get You Onboard

We offer a free rent valuation to make sure you are happy with the rents that we believe can be archived.

Initial fee - Depending on what package you chose a set up fee will need to be paid to carry out the blow free rental valuation and registry check and advice on refurbishment receiving and handling of applications and advice on proposed applicant. Arrange and attend to carry our viewings at the property. Carry out referencing on all prospective tenants and guarantors which may include Credit check, Landlord Reference, Employer References. Prepare Tenancy Agreement for signature by all relevant parties.

Non Routine Additional Visits

To attend on specific requests such as neighbour disputes, additional visits to monitor the tenancy or maintenance visits to assess the condition of the property and provide Inspection Report.

Attendance £25 per call out plus labour and materials if needed.

Out Of Hours Emergency Call Out

Property Manager to attend to the property out of office hours should tenants safety be compromised where the landlord is responsible.

Attendance Fee £50.00 for the first hour and then £25 per hour there after

DPS Registration

Register landlord and tenant details and protect the security deposit with a government-authorised scheme Return deposit as agreed with landlord and tenant to relevant parties as per landlord instruction.

Arrangement Fee £20.00

Annual Rent Review

Review rent in accordance with the current prevailing market condition and advise the landlord to negotiate with the tenant Direct to make payment change as appropriate. Update tenancy agreement and serve Section 13 notice if the tenancy is on a rolling monthly basis.

Fee £85.00

Check Out Fee

Agree with tenant a check out date and time. Instruct inventory provider to attend and negotiate with the landlord and tenant any disbursements of the security deposit. Return deposit as agreed with landlord and tenant to relevant parties.

EPC Report

An Energy Performance Certificate (EPC) is a legally valid document which provides an energy efficiency rating (displayed on an A-G scale) in relation to a property’s running costs. This rating will take into account the potential energy performance of the property itself (the fabric) and its services (heating, lighting, hot water etc).

Gas Safety Check

Any gas appliance in your home can produce carbon monoxide (CO), a highly poisonous gas which occurs when natural gas or liquid petroleum gas (LPG) doesn’t burn as it should. This is the result of a gas appliance being improperly fitted, repaired or maintained, or when vents, flues or chimneys have become blocked - and that’s why it’s so important to have all of your gas appliances checked once a year by a Gas Safe registered engineer.

Arrangement Fee £20.00

Electrical Certificate

It is a legal requirement to have a valid landlord electrical safety certificate in place for each rental property you own. This electrical safety certificate must be renewed every five years. As landlord, it's your responsibility to organise this and ensure any works are carried out safely.

Obtaining Quotes From Contractors

Obtaining quotes from our preferred contractors is free if you are using our fully managed service. Please be aware that we do not receive commission payments for using our contractors. We recommend them because they are efficient and reliable.

For any other contractor quote there is an admin fee £20.00 per quote

Arrangement Fee For Works

Arrangement fee for refurbishment work in excess of £500.00: 10% of cost

Arrange access and asses costs with contractors. Ensure that work has been carried out in accordance with the specification of works.
